Understanding the Difference Between SIL, MTA and SDA

Understanding the Difference Between SIL/MTA/SDA

Navigating the world of NDIS accommodation options can feel overwhelming. Terms like SILMTA, and SDA are often mentioned together, but they each provide very different types of support. Understanding what they mean can help you and your family make informed choices that feel right for your life, your needs and your goals.

At Cosy Home Care, the aim is simple: to create safe, comfortable and empowering places to call homeHere’s a simple guide to help you understand the key differences between these three NDIS supports services.

Supported Independent Living (SIL)

Supported Independent Living, or SIL, is about the support you receive, rather than the building you live in.
It’s designed for people with higher support needs who want to live as independently as possible, with the right help in everyday tasks.

SIL support may include:

  • Assistance with cooking, cleaning, and personal care
  • Help with medication management
  • Support with developing daily living skills
  • Overnight support if needed

SIL can be provided in a shared home with other participants or in your own home. The focus is on building independence and confidence, while making sure you feel safe, respected, and supported in your everyday life.

Medium-Term Accommodation (MTA)

Medium-Term Accommodation, or MTA, provides temporary housing for NDIS participants who are waiting for their long-term housing solution to be ready

It is a short-term option that gives you a stable and supportive place during a time of change (usually up to 90 days).

Examples of when MTA may be used:

  • While home modifications are being completed
  • During a transition between housing or support arrangements
  • After a hospital stay, before moving into permanent housing

Although it is not a permanent home, MTA helps you maintain stability, and continuity of support, so you do not feel “in limbo” while you wait for your next step.

Specialist Disability Accommodation (SDA)

Specialist Disability Accommodation, or SDA, refers to the home itself. These are purpose-built or significantly modified properties designed for people with very high support needs or extreme functional impairment.

SDA homes include accessible features such as:

  • Wide doorways and hallways for wheelchair access
  • Ceiling hoists and accessible bathrooms
  • Emergency communication systems
  • Assistive technology to support independent living

SDA funding covers the specialised housing, but not the personal support you receive inside the home. That is where SIL or other support services come in. Many people who live in SDA also receive SIL support so they can manage daily tasks.

Selecting between SIL, MTA, or SDA depends on your personal goals, level of support needs, and housing situation.
